Pre-engineered metal buildings are manufactured to precise tolerances. The column base plates, the bolt hole patterns, the anchor bolt projection heights: all of it is engineered to specification. If your anchor bolts are installed in the wrong position or at the wrong elevation, the building manufacturer's structural system won't align with what's in the ground.
At that point you are looking at one of three outcomes. You grind slots in the base plates to make the bolts fit, which the engineer may or may not approve. You core drill new holes in the slab, which is expensive and structurally questionable. Or you bust out the piers and start over, which is expensive, schedule-destroying and hard to explain to a GC who trusted you with the job.
All three outcomes start with the same root cause: inaccurate bolt layout before the pour.

We lay out anchor bolt patterns from your structural drawings using total station instruments that deliver millimeter-level precision. Every bolt position is set from the building control points, verified against the structural drawing dimensions and documented before the template is released for concrete.
We don't rely on measuring tapes from control points. We set each bolt location instrumentally. The difference between tape measurement and total station layout is the difference between close and correct.

We review your structural drawings before coming to site to confirm that bolt group dimensions, column spacings, bearing elevations and edge distances are fully defined. If anything is missing or unclear, we flag it before the field visit, not while standing over the forms.
Every anchor bolt position is set from your building control points using a total station instrument. X, Y and elevation for each bolt are set instrumentally and verified before the template is secured. No tape measurements from a single reference point.
Bolt projection height above the finished slab elevation is confirmed to the structural drawing requirement. Too short and the nut doesn't thread properly. Too long and the base plate won't sit flush. We confirm both before concrete.
Once the bolt template is placed, we verify the final position before releasing it for concrete. If anything shifted during placement, we catch it at this step, not after the pour.
We provide a layout report documenting the set bolt positions, the instrument setup, the control points used and any field conditions that required resolution. If your structural engineer or GC requires layout documentation before the pour, you have it.
After the concrete cures and forms are stripped, we can return to verify the final as-built bolt positions against the structural drawing. If you need post-pour certification for the structural engineer or the building manufacturer, this optional survey provides it.
The most common anchor bolt layout application. PEMB manufacturers provide anchor bolt layout drawings with precise column spacings, bolt group configurations and bearing elevations. Every dimension in those drawings matters. We set to them instrumentally.
Custom structural steel frames require the same precision as PEMB systems but often with more complex column grids and non-standard bolt group configurations. We work from your structural engineer's anchor bolt plan and confirm dimensions against the steel fabrication drawings if available.
